Fit-Out & Project Delivery for TVS at Magna Park South
Project Context
To realise this vision, TVS began developing two adjacent warehouses at Magna Park South. NSI Projects was appointed to lead the construction phase of the programme, acting as principal contractor, providing project management and strategic procurement support and delivering a number of fit-out packages and enabling works.
Project Overview
NSI Projects was responsible for supporting the delivery of a fully managed fit-out across both warehouses, running on-site operations in line with CDM 2015 regulations. The objective was to ensure the new logistics hub was operational within 12 months, safely and in full compliance with legal, technical and commercial requirements.
NSI Projects Solution
The team at NSI Projects managed the procurement of the Office and Welfare fit-out packages for both warehouses. This involved defining scope and specifications, preparing tenders, managing supplier engagement, evaluating bids, and finalising contracts, all led by a multi-disciplinary team to ensure alignment with TVS’s procurement standards.
As part of their role as Principal Contractor, NSI oversaw site safety, work sequencing, and quality control throughout construction. A full-time site team, including project managers, site managers, and technical specialists, maintained daily oversight and provided ongoing input to improve buildability and ensure compliance.
Over 16,000 man days were completed without a notifiable incident, with more than 900 inductions and 1,700 permits to work issued during the project.
Alongside the core fit-out, NSI delivered essential enabling works and procured ancillary equipment including lockers, shelters, waste systems, and site signage. Each requirement was scoped, sourced, and installed through a single coordinated workflow.
Result
NSI Projects successfully delivered the fit out of TVS’s new National Distribution Centre within the required 12-month window, meeting all compliance, safety, and operational readiness targets. The finished facilities enabled TVS to begin supporting Centrica with a consolidated, tech-enabled logistics footprint.
